Offer accepted, but now we've seen another house ...

Okay so what's the protocol with this scenario.
Few weeks back we've had an offer accepted, but the owners seem reluctant to sell and had stated rather negativley if they can't find another home they won't sell. But we agreed to give them time within reason.
However, now on the same neighbourhood another house has gone on sale. It's ideal, no chain sale, and a much better property that we are currently looking at.
It's also with the same agent, which makes it a bummer to just go and have a look at.
What's the protocol with this? Will estate agents be reluctant and create a fuss if you look at another property, once you've had another property offer accepted they have.
It just seems really stressfull, and thrown us right of course.

We nearly reached a similar position with ours where it had taken 5 long months and we were starting to get peed off with the sellers. Still wanted the house, but heard they'd split up (5 months into sale) and could foresee nowt but problems and wanted to look at a couple of other properties.
Personally, I wouldn't have viewed through the same agent unless I withdrew my offer, or at least gave them a deadline to move out and said if they were not committed to the sale, you were therefore presuming that went both ways and they'd not object to you viewing other properties until they were committed.
Are you sure it's only on with one agent?
Luckily, all worked out for us and we move in on Thursday

Go and view it. Explain to the EA that you're concerned about the one you have an offer on not finding anywhere within your timescale.
I don't see that the EA will care that much - they'll be getting a commission.
If you like it though and are going to offer then let your original offer know you're pulling out.0 -

Frankly, the clock is ticking for both parties once a sale is agreed. If one party fails to make the kind of progress the other feels reasonable, then this can happen.
Go see the new one. If you like it, withdraw your offer on the first and make an offer on the second. Make no explanation to the agent at this stage. They are agents of the vendor. They are not representing you.
If it does nothing else, it might concentrate your current vendors' minds on making some progress as you're demonstrating you won't wait for ever...I am a mortgage broker. We had a very similar situation with a property we put an offer on,the seller also was reluctant to sell and pulled out a week after accepting our offer stating that they could'nt face moving after all.
I have since found out she regularly puts the house on the market every spring they takes it off after a few viewings.
Who knows how long your sellers will remain indecisive for?
You have to do what is best for you and if you feel you would be happier in the other house go for it.
We found the right house for us in the end,and have recently seen that the previous house was back on the market a month or so ago and has now been taken off again,so I am glad we did'nt hang about for her to keep changing her mind to suit.
