A couple of weeks ago we had viewing on our house that went well the lady put in an offer 40,000 below the asking price of 400,000 we declined the offer as it was too low
we have since found a house we like so would this be cheeky to ask her if she would meet us half way my husband says she was trying it on for a quick one and the estate agent also said the offer was too low
similar houses around here are on the market for 450,000

If you are willing to sell it for £20K less (I think) than the asking price go for it.0

Though I'm merely speculating, I wonder whether she is a bargain hunter, willing to play a long game.
If she was keener for that house, she would have come back with a counter offer relatively quickly and entered negotiations.
As she has not, this is perhaps an indicator that she has a few properties of interest on the go, perhaps has found a distressed seller who will discount it much more steeply, or that she's not in much of a hurry so would rather sit out and wait until a seller has had the property on the market for a long time and is more likely to take a 10% cut on the price to shift it.
Also, while those other properties may be marketed for 450k, what are similar properties actually selling for? Have you looked at sold prices.0 -

Ask her to meet you half way, but if that's what you want, you need to ask for better than half way and give her some space to potentially barter you back down to half way.Please do not confuse me with other gratefulsforhelp. x0

I am not sure where I would get information on what house prices sell for I only go on looking in the local paper would anyone know this we have only gone on what the estate agent said
