However, not as clear a case as it seemed at first glance!
Back in December we were well into our selling process & our EA introduced us to a property that we loved & promptly put an offer in (in the hope that we could combine our completion dates). We have a letter indicating the vendors acceptance. However, nothing came of that as the vendors never found a place to purchase themselves.
There's also no indication that a formal contract was entered into by EA1 with these vendors. I guess that's the important bit?
This afternoon, I received an email from EA2 saying that they were marketing this property.
I've emailed both EAs - and more specifically asking EA1 whether a contract was signed. Would this matter anyway or would that letter that was written in December (ie <6months ago) be enough to show that they were introducers ?
We're a bit stressed right now - this has been the house that we have judged all others since by and we'd hate to lose it because neither EA can decide on who would get the fee!

If you are the buyer the EA fees are not your worry. I think it would be down to the EAs to fight this out themselves.0
