Adding clauses to standard AST contract

I want to add a no smoking clause and one requiring the (new) carpets to be cleaned and flea treated at the end of a tenancy as I have agreed to their dog.
I am using a RLA standard contract but i dont appear to be able to add clauses. Is it acceptable to attach a further sheet of paper to the contract, and get it signed separately?

    I used one with the NLA and it let me add clauses ok. I imagine that attaching a sheet and getting it signed would be ok, but i'm not a professional in these matters...
  • Breaking such a clause would be unlikely to persuade a judge to grant possession under S8, so it's value is limited in real terms, other than a hollow tghreat to the tenant.

    You may find it more useful to clearly stipulate the flea/smoke damage free conditions when drafting the inventory (agreed to and signed by the tenant).
  • Have you established that your new tenants are smokers?

    If they are, then a simple clause in a tenancy agreement will probably not stop them

    If they are not, then you have nothing to worry about, except for the occasional visitor...
