Hi
I have just noticed that Barratts have got a new development near us----they are also offering part exchange on certain properties.
Has anyone dealt with Barratts? and if so what sort of price do they offer on your house?
Thanks everyone x

They look at each property individually, for instance if you have a saleable property in a good area they generally offer 5% less than market value. As far as I know and having dealt with Barratts for a good few years they don't take ex LA houses or those that need a significant amount of work doing to them.
They will generally ask for 2/3 estate agents to go out and value for the property for P/Ex and then make a decision according to what the EA's have said about saleability/condition/price etc.My home is usually the House Buying, Renting and Selling Forum where I can be found trying to (sometimes unsucessfully) prove that not all Estate Agents are crooks. With 20 years experience of Sales/Lettings and having bought and sold many of my own properties I've usually got something to sayIgnore......check!0 -
I bought a Barrett house and part-exchanged my property, which was a leasehold flat.
I got the market value and the whole procedure was very smooth indeed .0 -
I was interested in doing this but when I looked into it a couple of weeks ago I was told you had to buy a property off the developer that was at least two thirds more in price than the one you were selling. I would love to do something like this but only want to buy a cheaper one. Do part exchanges differ with different developers then?0

Barratts wouldn't p/ex the property I was selling as the value was more than half the price of the one I was buying from them.
But I sold mine quickly and negotiated a good price reduction plus a lot of extras from Barratts, so in the end it worked well.
I believe each developer sets their own criteria for p/ex.0
