Can you not reschedule the meeting to a time more convenient for yourself?0
-
Hang on...I've just re-read your post RAS and am still confused - here's what's been paid:
2nd December - month's rent in advance and deposit etc - £1100
2nd Jan - missed.
2nd Feb - £550
2nd March - £550
2nd April - will be paid on time.
I thought that if I'd have missed April's rent THEN I'm 2 months in arrears - so on 3rd April the section 8 could be issued, but after reading your post it seems I was mistaken??Hi, we’ve had to remove your signature. What can be achieved at this meeting that can/can't be achieved by phone and a follow up letter?
I suppose it gives the OP a chance to appear cooperative and communicative and present an argument to try and persuade the agents not to serve notice. But by her very own admission, she has not stuck to her promises anyway.
But it can also be stressful if emotions run high, and possibly counterproductive if a dispute arises.0 -
at the start of this month my housing benefit was 4 days late being paid into my account and one day after the rent was due, I recieved a letter from the letting agent stating that I was (2 months rent) in arrears. This would mean I could pay them £140 on monday, then a further £130 on friday, and £200 for the 2 weeks after that to pay off the arrears on the same date that I originally specified at the end of AprilThis would mean I could pay them £140 on monday, then a further £130 on friday, and £200 for the 2 weeks after that to pay off the arrears on the same date that I originally specified at the end of AprilHang on...I've just re-read your post RAS and am still confused - here's what's been paid:

Due £550 paid £550 - OK
2nd Jan - missed.
Due £550 paid zero - one month in arrears
2nd Feb - £550
Due £1100 paid £550 - one month in arrears
2nd March - £550
Due £1100 paid zero - two months in arrears - S8 could have been served
I cannot get my head round when you actually paid March's rent but until that point you were two months in arrears. If you've have not made a mistake, you've made nothing0 -
I cannot get my head round when you actually paid March's rent but until that point you were two months in arrears.
I paid March's rent actually on the 6th of March when it was due 2nd March.
I make it that I owe one month, therefore am one month in arrears. The next rent due is 2nd April and that will be paid.
ETA: think I get you anyway - for the period 2nd-6th march I was 2 months in arrears, so technically could have been issued a section 8. But I'm not 2 months behind anymore, so they can't issue a S8 unless future rents arent paid on time. Which they will be.
All rents have been paid apart from January.
Anyway I'm really just trying to work out when I will be evicted - as obviously there's no way of getting a guarantee from the LA that I would get a reference (once arrears are cleared), even if they said they'd give me one there's no way of knowing until my moving out date, and the thing is it's going to be tough getting another deposit and months rent together by July, let alone sooner.
So I need to get a date in my head of the earliest time they can evict me.0 -

Not quite. They can still issue you with a section 8 notice if you are late making rental payments.
Just the Section 8 notice (cannot remember the clause) covering 2 month's arrears means the judge has to agree to possession.
There are other types of section 8 notice that cover repeated late payment. The judge can but is not forced to make an order for posession. I know one of the LLs on here (clutton) has been granted possession for repeated late paymentIf you've have not made a mistake, you've made nothing0 -

.
Many local councils run Deposit Guarantee Schemes for those on low incomes/benefits. Criteria for acceptance vary from place to place. Check your local council website.
The bods on the benefit board may be able to advise you if you could qualify for any loans from the DWP for the 1st months rent.
Look into joining a credit union. They offer loans to those on low income. However, some will want the person to be a member for a while before they issue a loan. Check our your local credit union.0 -
Huh.
So what's the average notice period for a section 8, as when I googled it, some website said it could be as little as 2 weeks - so technically, they could issue one now to have me out in a fortnight as I've missed one rent payment and was 4 days late with another?
I'm stuffed anyway then0 -
If it comes to things getting tough, you need to contact Shelter and get help.
You may understand why other suggested that your priority was paying the rent not buying a month's food?
Right now, concentrate on getting the rent paid up to date.If you've have not made a mistake, you've made nothing0
