Homebuyer Report

I have just received my homebuyer report and I'm quite surprised how many 3's and 2's there are in the report. The property is only 12 years old so I wasn't expecting any problems. The mortgage company has said that the valuation is fine.

The main problems for the 3's (total of 9 elements) are that the Fireplaces, Electricity, Gas/Oil, Water, Heating, Water heating, and Drainage haven't been tested. Is this normal?

Is says that the Roof coverings and Other joinery and finishes are a 3 but in the description I can't see what the problem is!

As for 2's the areas in this section (total of 3 elements) are Rainwater pipes and gutters, Bathroom fittings, and garage. Now for the last two I can actually see what I would think is a problem. The bathroom fittings have a leak. And the garage has a crack in the wall from thermal movement.

Are there problems with the house or am I being paranoid?

    Untested stuff shouldn't be a '3'. Was the surveyor RICS registered? I'd call the surveyor and ask about the '3' ratings. Also, explanations appear in different parts of the report (at least they did for me).

    The whole HomeBuyer's Report is a great example of how to write 80 pages of rubbish when 2 pages will do.

    Phone the surveyor. They have a standard layout of the report without much scope for actually explaining stuff.
    Thermal cracking is nothing to worry about - the building warms up and expands... the different elements expand at different rates causing cracking.
    The electrics and gas wont be checked by a bog standard survey, if you think there is a problem then you'll have to get a specialist to look.

    The surveyor had a qualification of MRICS on the surveyors declaration. I take it this makes them RICS registered.

    The services look like they haven't been tested but have a '3' against them!

    I don't think there is any problem with the electrics or gas that's why I was surprised to see them as a '3'!!
