Just a quick question, does a lease need to be drawn up by a solicitor or can you use one that is available from a website like this?
http://www.landlordscotland.co.uk/
The solicitor I used when buying my house has quoted £250+VAT.

You can use any source. You can write it yourself.
Indeed, you don't need a written contract at all - you can rely on a verbal contract.
However, what it comes down to is how professional and suitable you want the contract to be!
edit: just spotted you seem to be in Scotland. Sorry - not sure of the law up there!
Best advice, of course, is to join a local landlord's association.0 -
Model Agreement for Scottish tenancies available here:

Its important that you understand the terms of the tenancy agreement.
Have you registered yourself as a LL, as required by law in Scotland?0 -
Excellent thanks for that. Yes I've registered with my local council. I'm currently waiting on approval and my registration number. When I have that I'll register with the Scottish Association of Landlords and I'm hoping there will be some training available in my area.0
