Start renting THEN ask about dog?

Hi,

I am looking to rent a house through a letting agent but have a small dog. A particular house I have seen states no pets.

There is very little that ever comes up to rent and I could not re home my dog.

My parents live in the same small town. I was thinking of renting the house I have seen and getting my parents to look after my dog for the first 6 months of renting. Then I would ask if I could keep a small dog. Hopefully once the LA/LL see I am a good tenant
they would be more agreeable.

However, if they still said no, I am tempted to have the dog with me, get the carpets steam cleaned every 6 months as a precaution and ask about dogs every review time, (presumably also every 6 months).

What do you think?

    I think you should just find somewhere that allows dogs ;)

    I can't see how anything good can come out of doing it the way you suggest, as most landlords are unlikely to have an epiphany about animals in the house....

    My brother in law has just found a house to rent and they have a dog. Each rental they were interested in they asked if the dog would be allowed if it didnt already say in the ad. Many were ok with it, especially the ones with wooden floors etc and they are renting unfurnished.

    i think a lot of landlords/agencies state no pets as a standard thing but i know of a few people who have rented a 'no pets' property only to be told its ok after moving in and being seen to be good tenants.

    If someone says they don't want dogs then they don't want dogs. Find a place where dogs are permitted.

    talk to the agent - tell them you have a small dog, that is extremely well trained, doesnt brk etc etc (assuming all that is true of course!)

    Ask what would make the LL agree to letting you have a dog - ie slightly larger deposit, agree to have carpets etc professionally steam cleaned, regular checks by Agent every 6 months?

    If they arent interested fine find somewhere else.

    If I discovered I had a tenant who had intentionally lied to me over one matter I'd assume there was other funny business going on & plan to S21/evict if necessary at the end of the fixed term.

    Please do ask each landlord about dogs. You may well find they are prepared to consider 1 dog, depending on the breed and other factors. It always looks better if you are open and honest from the start, and if you offer to steam clean the carpets every 6 months and have that written into the contract you may find it will be no issue at all. :)

    this is odd. a good wooden floor is way more expensive than carpet. if a dog scratches my wooden floor, I scratch the dog! :D

    It helps if you can produce a reference for the dog stating, if true, that it is well behaved etc. Upfront honesty is by far the best as it removes suspicion of what other problems may be lurking.

    It's not just the landlord who might not want dogs in their property. I've just bought a property where the previous owners kept a dog for years. It stinks and there are dog hairs everywhere. I've paid £400 for a deep clean of the property and the inside is being completely gutted so that I don't have to put up with the dog smell. Dogs shouldn't be allowed near human beings. They are filthy creatures.

    But I digress. The property may not permit dogs. If it's a flat then it's unlikely you'd be allowed to keep dogs and there are neighbours to think about too.

    Find somewhere dog friendly so you don't p1ss off those living around you.
