Rental Renewal

Hi there... hopefully somebody could help me 
Me and my partner are coming the end of our 12 month tenancy contract... I understand that if we left it we would be on a periodic contract, but unfortunately my partner wants to renew so we are secure for another 12 months (I'm not fussed either way really)...
We had a letter yesterday from the Letting Agents, saying "your landlord has expressed a wish for you to extend your contract for a further twelve months as they are very happy with you as tenants and would like you to remain at the property for a further fixed term. PLease could you inform us as soon as possible, if you intend to remain at the property or if you wish to leave so that we can make suitable arrangements. Our fee for this service will be £60.00 which must be payable to _Estate agent's name_ on the signing of the new agreement"...
The landlord manages the property and would speak to us. Not sure why renewal has not been mentioned by him/her.
I don't object to renewing, though I do object to the £60 charge... £60 short can be the difference between not having enough for bus travel (wouldn't be too much of an issue if I worked in the day but I don't, I finish at 10pm) and proper food for the last week before getting paid.
Do renewing tenancy agreements have to be done through letting agents, or can they be done by the landlord without the assistance of a letting agent? If so, what are the implications? Am I being unreasonable?

You don't have to pay the £60. It will automatically become a periodic tenancy then you can give notice whenever you want. If they are so happy for you to stay then they'll keep you in as long as they can.:footie:

Tenancy agreements don't have to be done through a letting agent. Landlords can do them directly. However, your landlord is paying an agency to act on their behalf including doing things like renewals of tenancy agreements. So, think it's unlikely that the landlord will want to do this themselves just to save you some money.0
