Basic Survey Report Query

My lender had basic survey done on a 1900 build terrace Victorian house and the lender's asking couple of question to be answered from the estate agents

>SER report on the roof tiles and strengthening the roof structure
>Quote to improve the provision of sub floor ventilation to both the front and rear elevations

I dont understand the implication of these question as to how costly they are and how would estate agent help in this. He could just quote a peanut amt to get things going....

    Who is going to be paying for the Structural Engineer's Report? The lender? You?
    Has the lender asked the EA direct, or via you? or via your solicitor? As you say, the EA is only going to be interested in getting the sale moved along. He works for the seller remember.

    If the roof needs strengthening this could be a significant cost.

    sub floor ventilation is minor. Take out a brick, insert an air brick.

    Good question. I guess eventually its me who need to get it answered for a cost sounds like Homebuyers Report's next. Other option is special survey only for issue raised as I assume basic survey must have ruled out major issues like subsidence or a crack in the wall.

    The Lender has just asked me to find these out from the Estate Agent. So I have forwarded this to my Estate Agent yet to hear from him. But since I didnt understand the overall question and implication I posted here to get some advise.

    This makes little sense. The EA is not YOUR estate agent, he is the seller's agent. The seller pays him, not you. The EA acts for the seller, not for you.

    I am very surprised that your lender has asked you to ask the EA to arrange a SER.
