Have building/contents insurance with Leeds they sent a plumber out to identify a leak from the bath, which according to the plumber is when using the shower water is getting through via taps. He advised using silicon around the taps which we did still leaking. I have discovered that it is coming from the chrome disc used to control the opening/closing of the plug-hole which is loose and that is where the water is going. Its dripping quite alot when the shower is being used therefore the wood will become rotten and the room below the ceiling has developed a patch which is yellow.

Homeserve will send out another plumber to see if they can fix the problem, if they can good. My major concern is that to gain access to that chrome disc the bath will have to be taken out and maybe the bottom row of tiles will have to be removed. Now I am hoping that if this is our case the insurance will cover this as the water/leaking is causing damage, although the Leeds will try to get out of this one.

Need some advice on what to expect etc.

    You'll need to see if your insurance policy has "trace and access" cover or not. "Trace and access" means that the insurer will pay out for the work required to discover the source of the problem e.g. if you have a leak behind bath units, you would need to take out the bath units to determine where the leak is coming from. Some policies will cover this, some won't. It'll say in your policy document if yours does or not.
