is this time delay normal?

We have a new buyer for our house who is paying cash, not getting any surveys and searches done etc..
He instructed his solicitor 2 weeks ago and my solicitor sent out the contract pack immediately seince all the work was done on his part as we lost our last buyer right on exchange.
From the start the buyer has kept in touch with us personally to let us know where things are upto.
On Friday he rang and informed us he had rung hos solicitor up to hurry him along a bit and was told the solicitor needed to read through the information from my solicitor and raise any relevant enquiries.
However his solicitor has had this contract pack for 2 weeks now and still not raised the enquiries. Both him and the buyer know that the sale has to be done very fast or it won't happen as we are only selling so low to ensure we get get a fast sale in order to get our purchase property.

Is it normal for a 2 week delay for a solicitor to raise enquiries. I know mine raised them on our purchase the day she got the contract papers in.

As far as I know there should be no unusual issues with our house and the indemnity policy for missing landlord (freeholder) and lack of FENSA certficate for a sky light are already in place!

    Our solicitor got the draft contract and paperwork and sent off queries within the following day or so, so it does seem quite a long time in comparison. Solicitors do vary though I suppose

    I would ask your solicitor to badger the other one and make the urgency clear. Only way to possibly find out if this is all true or your buyer is telling porkies.

    Some solicitors just dont get the urgency, you have to phone them daily and hound them
  • Some earn their money and some don't. I suggest the buyers solicitor is either very busy or is wasting time.

    You need to ask your solicitor to chase up or nothing will happen. I take it this is a private sale. If an EA was involved, then they would be the one to get things moving for you by being on top of both solicitors.

    Hi-no its not a privtae sale-there is an estate agent involved-the same one for both the sale of my current house and purchase of the new one. However the buyer and I exchanged phone numbers in the hope it would help move things along faster!

    I think the buyer's solicitor seems very slow, and perhaps the only way to get them moving will be for the buyer to call them every day. It's my new tactic for dealing with mine, I think, as I am getting similarly frustrated at unnecessary delays. It seems that some conveyancers are interested in getting things done quickly, and some aren't.

    It's good that you have swapped number with the buyer though, as at least you can keep in contact that way.

    My solicator was very slow, I hounded him (well the secretory/receptionist for a call back but none) for a completion as the searches were done, finally give me a completion date in 2 weeks I was happy.

    The day before I was concerned as I didn't hear anything about what time to turn up etc so I turned up at the office after work and waited 30mins to be seen and he forgot!! He told me first thing in the morning to do a BACS for the depoist, in the afternoon finally completed.
