refitting fireplace

We're thinking of buying a victorian house and would like an idea of the cost of opening up an old fireplace (I think it has a gas or electric fire in, but the chimney is still there for opening up), and putting in an antique fireplace. I've seen the cost of buying antique fireplaces, surrounds etc. but have no idea how much fitting would be.

We'd also want to rip out a rustic, stone-faced chimney breast and alcove, this must just be stone work added onto the original chimney breast as it doesn't look victorian, so it would need taking down and replastering. Anybody have any idea of likely cost, roughly?

    I'm not sure of the cost of what you asked, but just to mention that you need to allow for the cost of re-lining the chimney, and check that the chimney stack is still in place and OK to use. We had a chimney re-lined and the chimney stack rebuilt, and I think we ended up spending about £3000 (various problems as we went along - it was supposed to be less!)
  • We've just had a quote for this type of work, although our chimney is already open so can't advise on costs for that. Roughly, to supply and fit a new stone mantelpiece and the gubbins that make up the fireplace including a new gas fire unit was roughly £1500. We would also have to call out a sweep to make sure that the flue was ok before fitting took place. No idea how much that will be as we've not got that far as yet. Hope that helps...
  • Thanks for that information, it sounds as if it could be quite a bit even excluding the cost of the fireplace, though I don't think the chimney will need rebuilding!

    You do not need an expensive cast iron surround there are some reasonably price wooden version around and you can infill with tiles of your choice

  • A chimney sweep would be able to smoke test your existing chimney and tell you if you actually need a new chimney lining. The costs of reinstating a fireplace can be found at http://www.diy4everyone.com/fireplace.html
