    Yes, I believe those are the main options available to the OP. The only other alternatives would be to either a) walk away or b) take a punt. The former is presumably not the OP's intention, and the latter would certainly not be my recommendation.

    This thread is a bit out of date now as we've been living in the house for the last 3 months :) The vendors agreed to provide an indemnity policy or the certificate by completion. 1 day before completion, they sent a buildings regs compliance certificate through which had only just been applied for, stating boiler was fitted 2010. We know this is a blatant fabrication, as all the boiler docs that came with the house state it was fitted 2008. They just got the original fitter to apply for the certificate retrospectively. Still, at least we've got something :)

    Oh, and the electrics in the house were really old and there was even an original round pin socket in one place, so it would have needed the cross bonding. Now sorted :) Though incidentally we got the electricians to leave the round pin socket, on a separate circuit. Thought it was quite cute :)

    I have no idea if it's earthed, I just let the electricians get on with it, it's attached to a new RCD if that makes any difference? It certainly should be useable, the electricians checked it, though we weren't too worried... as unfortunately we don't have anything suitable to fit the socket! :rotfl: The electricians thought we were a bit mad for keeping it. Still, they didn't see me carefully peeling the 1920s wallpaper off the understairs cupboard to donate to our historic wallpaper archive at work... they'd have thought I was even more insane then!
