you will have to pay a pitch fee and service charges as well, and that the value of a mobile home will not increase in line with traditional properties....

Mobile home owners who rent a pitch do not enjoy all the rights that 'bricks and mortar' home owners have:
    • You're not free to sell or give away your mobile home to anyone you like, or leave it in your will to anyone you like. The site owner must approve the new owner, although they shouldn't withhold their permission unreasonably.
    • When you sell your mobile home, you have to pay ten per cent commission on the sale to the site owner. The section on owning a mobile home explains these restrictions in more detail.

She'll get around £50k equity out of the deal (after paying off my FIL) and is looking into a mobile home (or whatever they're called?).
They're £70k or thereabouts in a new built area close to where she lives now, apparently very nice with GFSH, parking spaces, sea views, gated etc. She'll likely only be there for 3 years ish, but there are problems; for example they'd have to find somewhere else to live in Feb each year when the park closes!

A search on rightmove produces a fair variety of studio and 1 bed flats (a lot retirement - if suitable, check the service charges) for £60-70k within 30 miles of Havant.

It'll take some searching but it won't be impossible to find something that hopefully will at least hold its value, and be livable in all year round. If MIL is up for a bit of painting and decorating and could freshen up a tired property there might even be a small profit to be had.
A kind word lasts a minute, a skelped erse is sair for a day.
