And you must seek permission from your mortgage lender. If you are lucky, they may give you "consent to let" without insisting that you take out a BTL mortgage product. If you are lucky.
Did this ages ago and it was no problem at all, very simple in fact! One quick phone call later and we had 'consent to let' on our mortgage.

I have just been trying to get details on % fee's etc... from good EA's and ones ive met through our house being up for sale and have managed to get a great deal of flat fee £199 for finding the tenant and then 7.5% for full management thereafter! This also includes rent guarentee if anyone defaults - bonus!

I think as others have alluded to the same, perhaps being a landlord may not be right for you.
Perhaps I could suggest that you market the property at a realistic selling price???0 -
