Selling without estate agent

We put our house up for sale with an estate agent who made mistakes on the information, bad photos, wrong info etc we stayed with them and had a guy come around who said that when he went into the estate agents and asked for a property similar to ours he wasn't given our details and only saw our house for sale as he drove past (he isn't local). When he went back in to ask for details, he said it was almost as if he was an inconvenience, but he got the details and made the appointment. He said could he have our phone number so he could come back again and we said yes. He said that he was very interested. Three days later he called us and said that he is interested and would like us to consider his offer as soon as he sells his house. He said that the estate agent hasn't contacted him to ask for any feedback.
He phoned yesterday and said that he wanted to offer us the full asking price but because of the bad treatment by the estate agents, he wants to buy it directly from us.
What implications does this cause?

    As he was introduced via the estate. Agent this is not possible. If you tried to do it without Include them they would find out and chase you for the fees, no doubt if it went to court they would chase for costs too
  • Estate Agents are seriously crap, but this guy may be some kind of stooge - I wouldn't trust him any more than I would trust an EA

    There is absolutely nothing to stop you dealing directly with this guy, but because he was introduced by the EA, then the EA is entitled to his fee

    If you trust the buyer, and he trusts you, then you might be better off without the EA - but you will still have to pay the EA for the introduction

    As bad as they might be (and also maybe in the future) they still introduced him.It was their sign he saw when driving past your gaff then the buyer went into their office to gain more info. Tell them they are p1ss poor and you then may get their attention more but as hes offered the full price i wouldnt even think of not playing ball with the ea they can make it harder for you.
