Put my flat on for offers over 125 and got 123. I priced it at what I could afford to sell it at basically. 123 was an excellent price though, don't get many 2 bed flats at that price round here.

Thanks to all contributors. Think general consensus is that its not a good idea to do offers over. Will market at 290k and see what happens.0

As a potential buyer I ignore the offers over bit. A house we're looking at is on rightmove as offers over but the estate agent has told me they'll accept 5k under their offers over price (sale just fallen through)...0

290k...your offers will be 249k...simple really..you are fighting the stamp duty wall..The market is no better at all since you last tried to sell..It is nice to see the value of your house going up'' Why ?
Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
If you are planning to upsize the new house will cost more.
If you are planning to downsize your new house will cost more than it should
If you are trying to buy your first house its almost impossible.0 -
I looked at a property that said offers over 175k, i offered 176 and he said he wouldnt accept any less than 215!! Said that he wasnt happy with the valuation the estate agent had suggested!!!! what a waste of my time travelling an hour each way to view it.0

I'm not a buyer at present but in my perception I think 'Offers Over' always makes the seller look greedy and over-ambitious, and not liable to negotiation.
I thought this too.
Pop it back on at a price you're willing to drop £10-15k on. Though make the drops small at around £5k each time so that when potential buyers question the EA they will see that you are willing to negotiate but don't want any insulting offers.0
