Scottish estate agents

Hi Everyone, wondering if someone can clear this up, im currently selling my house with one agent, i have been with them for over a year, the question is if i move to another agent are there any costs involved?

what im unsure of is if my house sells with the new agent quickly:j:j:j would i have to pay both solicitors:mad::mad::mad:

  • Hi Eddie - you were talking about agents and then you mentioned solicitors? If you are moving to a new agent then you may have some up front advertising costs etc

    In Scotland EA's and solicitors are usually the same thing.

    I don't use Remax or Slater Hogg as my solicitor - perhaps some do? But yes I agree that some do both functions and come under GSPC or ESPC banners etc

  • What did the contract you signed with the first agent state on the matter - or what were the terms & conditions you were given when you signed up with them state??

    I can't read them from here...
    from what i can read, there is no mention about fees when changing agents, just a period of 4 months where if i sell the property to someone that they introduced to the property commission would be due.

    Where about are you and who is the solicitor / EA? Best to be up front and tell him you are not happy and want to go with a.n.other agent. He will soon tell you what obligations you may have. For example, most likely you will get a bill for his costs to date.

    I hope you will get recomendations and choose the next solicitor wisely.

    Charges payable when you terminate with the first agent should be specified in your contract, which only you can see.

    If you're currently selling with a solicitor in one of the SPCs, there's little value in listing with another in the same SPC; since all they'll do is put your listing in the same place with a different solicitor's name on it. So the obvious move there is to an agent outwith the SPC.

    If you're currently listed with an agent outwith your local SPC, then vice versa.

    What online marketing is your current EA offering? GSPC/ESPC and Rightmove should be a minimum.
    If they are offering this, then your property is getting out to most of the market, the problem might in fact be price or presentation?

    I agree I have PSPC page as a favourite and it lists houses from more than one solicitor.
