Should we view house between exchange and completion?

Question in title, is this the norm? Are we silly if we don't?

Hrm tis tricky - I would have thought that you should be sure about the house by that point, so wouldn't need to? The only reason I would do it is because i'm overexcited and want to measure up, but that can be done after everything is sorted so would be more of an excuse :)

We are definitely sure, we've just paid out a £75k deposit so no pulling out now :-) I meant to ensure that the house was left in a state that was agreed and everything removed etc?

Did you view just before exchange? That would be the time to view again, really. Can't see that it makes any difference viewing now or seeing it when you move in. If it's not in the same state as when you offered, you'll still be in the same boat (and can take things further if you so choose).

  • No harm because the seller may have said he would remove rubbish etc and if you view a few days before completion and his stuff hasn't gone then you can make sure your solicitor doesn't send the money until you know stuff has been cleared. Once the money has gone then if the seller hasn't done what he said he would you are in a much weaker position.

As a retired conveyancing solicitor I believe the information given in the post to be useful assuming any properties concerned are in England/Wales but I accept no liability for it.

In that case you'd have to view the day before completion, and even that wouldn't ensure what you need to happen.

You can also check that the tenants have left, and granny is not in occupation! Not a bad idea....

I didn't do it when I had this house, but I would.
  • When we bought our flat we went back to measure for curtains and things - i don't think anyone would think you were weird for doing that... but if you don't feel you need to then don't bother!

Or some shelves get ripped out of the walls, happened to us once - OK an accident by the removals people but we got an agreement to withhold monies to cover the repair costs. The seller was abroad so after completion it would have been difficult to recover the repair costs.
  • After bitter experience I would do that AND view on the day before or day of completion.

Completed July last year, nice couple, baby flat seemed fine. Got keys to find cat urine stained living room carpet heaving with fleas. . . Have spent about £1000 getting rid and treating our pets etc and the distress.

We haven't pursued as don't know how friendly they are with our new neighbours, bt would have pursued before competion!
