Survey Results....should I be worried?

Should I worried about the following that has come up a homebuyers survey I have just had on a 1880's 3 bed house which I love.

'The render to the front wall is poorly detailed with the lower section applied over the upper section. This allows rainwater to run down the face of the wall and behind the lower render panel. This panel has lost its key in places and will require renewal. The render finish should be modified to eliminate this fault. Repair costs could be costly and estimates should be obtained before a commitment to purchase.'

I have told the agent that I am happy to obtain quotes and have this taken off the purchase price or that the work is done by the vendors before exchange. Is this fair or am I expected to get this sorted when I move in???

Any advice will be helpful. Many thanks.

    Better to reduce the price and get the work done yourself - then you know it will be done by a decent builder to a decent standard - the seller won't be bothered by quality.

    The timing will depend on what your lender's surveyor says, assuming you're applying for a mortgage.

    Getting reports and estimates on the issue is a good first step before you do anything else.

  • Thanks for your replies, yes we have the mortgage offer and the sale of my flat is going well so I don't want this holding things up. Think I will get some quotes myself then and see if I can get it off the price. Cheers.

    Don't get estaimates - they can change. Get quotes from builders.
