    Buying a PX is similar to buying a repo.

    The vendor is anxious to ensure completion takes place as quickly as possible but also has one eye on the implications of a fall-through.

    Getting so close to the asking price, they are unlikely to be that worried about the price, but more concerned about the time element.

    trainee - I think if she offered the asking price, they would still ask for any further interest to be noted, just in case the current buyer isn't able to proceed. Speedy progress towards exchange is what's needed here, again like a repo.

    If I've read this correctly, I don't see why everyone is getting het up over the little old lady - she's already sold to the retirement company, who are now marketing their property - or have I missed something?
    If it's not adding up, compound it!
