Buying a PX is similar to buying a repo.
The vendor is anxious to ensure completion takes place as quickly as possible but also has one eye on the implications of a fall-through.
Getting so close to the asking price, they are unlikely to be that worried about the price, but more concerned about the time element.
trainee - I think if she offered the asking price, they would still ask for any further interest to be noted, just in case the current buyer isn't able to proceed.
