Leasehold - when you are the only one?

Hi there
There is a flat on the market that's rather interesting, the only thing I am wondering about is the fact that this flat is in a commercial building where there are no other residential apartments and therefore I am the only leaseholder, the flat has previously been staff accommodation but has now been made a leasehold property. Can the freeholder who runs shops etc in the building make me pay larger-than-normal sums towards any repairs that the building requires? There is no annual maintenance/service fee otherwise. Also, it happens to be grade II listed...
Any advise? Not-to-fear or stay-away?
