    As G_M has advised a rolling periodic tenancy arises the day after the fixed-term ends. No-one needs to do anything if it's what both parties want. The agent told you they "don't do" rolling contracts because they don't. They don't need to do anything and neither does the tenant and therefore the agent can't charge for it.

    Can I just state here that not ALL Agents charge LL's to find new tenants!!

    Many letting agents are just like estate agents..often one and the same...parasitic cockroaches. Dont pay them anything more. Simply keep paying the rent. If necessary,communicate with the owner of the property and cut th agent out. that will make them squeal.
    Feudal Britain needs land reform. 70% of the land is "owned" by 1 % of the population and at least 50% is unregistered (inherited by landed gentry). Thats why your slave box costs so much..

    takes me back some ten years when a pal who rented a house out was paying 10% management fee to an agent who collected the rent and paid it over to him less fee some three weeks later. I spoke with the tenant and she said (as I recall) the agent told her she had to be paid the rent and that she (tenant) could not pay any rent direct to the landlord as she had asked.
    my pal new nothing of this and would have been more than happy to get the full rent. no contract with the agent or anything was ever agreed except when he first rented it the agent received a finders fee of one months rent. letting agen was making money hand over fist. also another trick they did (and still do) is have all the properties when they can coerse the owners to agree, to have the properties decorated by their maintenance people. and guess what they use a corporate colour when ever poss and so it looks as they have many houses and flats. brown Front door. facia and gutter/down pipes. and window cills where poss as the colour gives the view its their property. just as my brothers place has Buckingham Green. clever little trick. many who rent dont worry and many LL are distant so dont fully see and understand.

    plus the costs for the maintenance made your eyes water.

    the agent was less than happy when he took back control of his place and handled everything. poor old them.

    True for all, yes.

    There are many laws relating to tenancy agreements which are not mentioned in contracts.

    What your agent means is "We don't like rolling contracts" (because it generates no fee? Because the landlord has stated a preference for the security of a new fixed term?) However the only way they or the landlord can refuse a rolling ('periodic) contract is by giving notice, getting a court order, evicting the tenant, losing rental income between tenants, paying to find a new tenant etc etc.

    We're on a rolling contract - in theory, there's no security for any party, but we like living here and our LL likes getting paid on time each month. I think we've been on a rolling contract for about two years now, actually.

    LAs don't like rolling contracts and long term tenants because they get no money from the situation. What's important is what makes you and your LL happy. If you want to stay there and he wants you to pay him, then what the LA wants pretty much drops out of the picture.

    Your LA sounds awful. Definitely keep speaking to your LL directly.
