185 wouldn't get a 2 bed in Kingston, Bromley or Sutton.
In fact in Kingston it wouldn't even get a 1 bed.
In the next Savills auction theres a nice 2 bed needing work in Sutton guided at 145k but it will go for more, min c 180 I reckon.
Think those reality pills need reordering!

Hi,
I have £185k to buy a property in London.
I would ideally like minimum 2 bed, and something that can be lived in but also developed over time.
I would need it to at least keep its value, but hopefully it will sell at a profit perhaps as early as 2 years after purchase.
What areas would you be looking in?
I know Angel, Islington etc are out of the question...but Tottenham/ Crystal Palace/ Thornton Heath?
Any thoughts would be most welcome!

Best value tends to be far south east london. You can get ok places for cheap prices, and in contrast inner SE london or E/NE london there are some pleasant and leafy, if exceptionally dull, suburbs. Access isn't too bad if you have a suitable train line.
You can also get a few places (like walthamstow) in NE that could work too, but helps if you are more into the 'regeneration' vibe rather than leafy dull suburbs.0 -
SE definitely the best bet in my opinion. I've just bought in Lee (Greenwich borough, near Lewisham) for £210k, 2-bed, 2-reception, garage and 40ft garden. I also viewed a lovely 3-bed flat in Hither Green which was on for 6months+ at £200k. A train into Charing Cross would mean a 10 min (ish) walk into Soho after - so no need to uby a Tube ticket too!
Catford, Forest Hill, Honor Oak, Eltham etc are all reasonable and I reckon value will go up in those areas because of the new Overground.0 -
Try Beckenham. Also try and find out who would give you a mortgage if you've borrowed your deposit.0

Forget a couple of pokey rooms in a London slum.
Think railway stations within an hour and buy a house and garden:

If Eltham is a possibility, I lived there for several years so could give a bit of info. Agree Soho's walkable from Charing Cross. Also lived in Blackheath and Greenwich so have basic knowledge of Lewisham and Lee.
Currently in Highams Park - 2 stops up from Walthamstow on the overhead (which goes into Liverpool Street). Recommend Highams Park, but Walthamstow would be better for you. Some good prices to be had there at the mo by the looks of it.
Much prefer the overheads. Haven't commuted by tube since 1991 and have no desire to go back to them! Handy for the occasional journey, but would much rather commute by train. Try doing it in the height of summer (presuming we have one!) for a week, then consider where to live
