extension advice from builders please

i dont know the exact measurements but basically our kitchen is a narrow rectangle attached to the back left of our dining room, creating an L shape..... we want an extension to along the back wall of kitchen and right wall of dining room to square it off creating a large combined kitchen/diner space..... we're hoping this may be cheaper than some extensions we've heard of as its not a new room building added on, we'll only need 2 walls building rather than 4 and one of those will have double patio doors and a large window overlooking the garden.
My husband and colleagues of joiners and plumbers are going to fit the kitchen themselves, and i think he knows a plasterer so we only really want the shell building...........
we have no idea at how much this is going to cost and would appreciate a guide to bear in mind whilst we obtain quotes from builders. we dont know any local builders so would be calling in random companies and want to make sure the quote we receive is fair.
Based on the information i have provided, it would be great if somebody could give us an idea of this cost to compare with. im not expecting it to be spot on as i dont know measurements etc......... but any guidance or tips for small print etc for quotes would be much appreciated. we are doing this rather blind.

Strange as it may seem, we seem to have lost our crystal balls today.
Maybe you could try and meet us a little of the way by at least giving us measurements.Eat vegetables and fear no creditors, rather than eat duck and hide.0 -
Allow from £1000 to £1300 per m2 depending on how far south you are. So work out your external dimensions and x by one of these figures0

Whilst you are assuming it might be cheaper due to the 2 walls rather than 4, it's more complicated than a straight forward add on, which incidentally in normally only 3 walls not 4.
You have the added problem of steelwork which will be needed to support the walls you will remove and then the issues of redesigning any existing roof over your kitchen, dining room etc... You haven't said if the current kitchen is single storey or has a room above it.
Sounds like you'll need a structural engineer on the job.0 -

You may wish to thank Iamcornholio and Tucker who did provide you with some useful information despite the lack of relevant info provided by youself.
Some posters are rude to everyone so don't take forum life too seriously and at least try and use a search first to check the hundreds of other posts on rough building costs?
Once you have approached several firms you will have a market price guide to base information on and you can always post back in the "is my quote fair" sub board on here

I've just got two quotes in tonight for a ground floor rear extension - 4.5 x 2.5 metres. Ha, what a laugh - not. Think these guys just think of a figure & hey, ho thats the price. And I have proper architect drawings.
So far, 1st builder quoted £11,500
2nd builder £18,500 (dosen't say quote/estimate)
Fortunately, I'm still waiting for 2 other builders to come in with price, apart from my diversifying also looking at options of getting foundations put in independantly (due to difficult access).0 -
If you use the £1000 per sq/m rule then £11500 looks OK0

Ya, thats what I'm aiming to pay thereabouts. However I'm still waiting for a quote from my fav builder (used him before). Hes working on it - takes some serious figuring out due to extremely difficult access, but hopefully he will come in on budget.... time will tell0
