Negotiating on a new build

We are looking to buy a new build and want some advice on how to negotiate and how much to expect to get.
The developer immediately offered us 5% gifted deposit and carpets. The plot is finished but we do need to sell our home although we won't reserve until we have a buyer.
We'd just like to know how far to push the salesman and tips for doing so...

Depends how much you like the new house, how cheesed off you'd feel if it was sold to someone else, how much you feel it is worth at the moment, etc.
If you haven't sold your current property yet (is it on the market?) then you're not really in an ideal position to negotiate a good deal - someone who's already sold their house or is a "cash buyer" could probably make a much lower offer and have it accepted.0
