Offer not formally accepted

I signed an offer letter for a property, then met with the landlord who didn't accept the special conditions of my offer and put forward a counter offer which I didn't accept. We agreed to meet the next week to reach an agreement we were both happy with. I decided not to go to the following meeting and have since been informed the reservation fee put forward is not going to be refunded as I walked away. If my offer wasn't accepted at the meeting am I entitled to my reservation fee back? Any information would be greatly appreciated! Thanks

Surely as you accepted the offer with provisos then I do not see why you would be entitled to your reservation fee.
Having said that what was the reservation fee for and what basis did you part with it, e.g. was it refundable in the event you did not take the let for whatever reason.0 -

To my mind what matters here is which came first. The special conditions? Or paying over the deposit?

But you did break the agreement by not meeting with the LL a week later, which clearly cost the LL a weeks potential rent and delay in finding a new tenant.0
