Thinking of buying a new build

    Bought, well in the process of, a new build myself recently.

    It will depend entirely on the developers situation. If it's a new development and they aren't having any problems selling builds then I wouldn't expect them to budge much. This was my situation although I'm a FTB with an 85% deposit. I managed 6% discount, plus stamp duty paid and £1000 towards my legal fees.

    If the developer is nearing the end of the phase or struggling then you can push for more off, nearer to 10% etc although obviously ask for more initially and meet in the middle.

    They make a killing on their upgrades which are very over priced and most are required (flooring, tiling etc) or will need to be done buy them during the build such as kitchen cupboard door upgrades, different taps etc. These can be done by bypassing the sales team when you 'meet the builder' should you decide to buy. Search here for 'new build extra's' as there was a recent thread where I posted advice.

    If the builders struggling and needs to stay afloat then they'll be willing to work for less. It really does depend. However you'd be a fool to walk in and straight up offering full asking. See what you can blag (carpets, worktops, white goods etc). When you ask for a discount be firm and ask for more than you're willing to settle. If you ask it like a push over then they'll treat you like one.

    Make your 'demands' go wander round the show home again while the rep rings the necessary people and come back to an offer from them.

    Edit: In regards to the previous post while I was writing my reply. If you think they won't want to take a £5k hit you're wrong. Mine was listed as £275,000 though the build model itself is detached my plot has a townhouse built on one end and is only joined by the second story as their carport is the otherside of my kitchen. I still have a garage and detached size garden. In the end I secured £260,000 with SD paid (£7800) and £1000 to legals. Saving me (£23,800).

  • Have they given you your part exchange amount? If so was it alot less than estate agents price

    Still waiting for their offer - have had the part exchange co-ordinator, 2 valuers and a surveyor round....should get offer tomorrow or Friday

  • To be honest it was a bit of a wim that we went and had a look. we are not desperate to move so could hold out a while to see if they will drop their price

    I got a lot of crap from them - stuff like "we've sold 4 houses this week" and "they are selling like hot cakes"......yeah whatever. Just remember there will be other houses and other developments - don't stick all your eggs in one basket.

    I have actually fallen out with one of their sales staff over her arrogance - they soon change their attitude when they find out that you are actually considering houses from another builder.....

    Have they given you an offer for yours yet?
