Solicitor quotes to proceed with the sale of a house

Hi guys,

I apologise in advance if this has been asked before (and I have read the sticky on this page) but I have a question I wonder if you guys can help me with.

I have had a number of quotes from various solicitors with regards to selling my house for which I have now accepted an offer.

They range from £387 including VAT, to £654 including VAT. The highest quote of £654 is from the solicitor that currently holds to the deeds to the house I own. As far as I am aware, the lady who responded to give me the quote is not aware of this fact (I guess what Im trying to say is they dont appear to have inflated the price because of this!).

The solicitors who are quoting the highest amount have been recommended by the estate agent who advertised my house, have numerous offices around the city I live and have one office in walking distance to the estate agents. They also dealt with my deceased parents estate.

The question I have is that is there any benefit using the solicitor that has the deeds to the house in order to expedite the sale process?

I would be paying quite a premium for this and was wondering if basically if it was worth it? Im also thinking that you get what you pay for?

Or is it a case simply of the solicitor I instruct sending me a letter to sign to say I want the deeds of the house released to the instructed solicitor?

Apologies if this is a silly question, this is my first time selling!

    I think your selected solicitor would write to the solicitor holding the deeds and request them, it would be the similar process if your house was still mortgaged (your solicitor would write to your bank instead).

    I think you possibly get charged for this (I think it was about £30 for mine). It was a while ago when I went through all this and money seems to disappear at an alarming rate so I'm not 100% certain. The solicitor I picked wasn't the cheapest but were offering a "no sale no fee" service which seemed like a good idea. They were also nearby so it wasn't too much of a problem to pop in to see them when all the paperwork came back.
