When do I put my house on the market?

Bit of a daft question, but this will be my first move...

We are still living in our first house, a nice 2 bed semi that i've done up over the years with a new conservatory and landscaped garden to help make it saleable when the time comes.

About 7 Months ago, we bought a larger house and are in the process of extending and renovating it.

I'm guessing the second house will be ready to move into in July. The first house is a great first time buyers property and should sell quickly especially as it will be 'no chain'. Now in my ideal world it would be great if the first house sold in June/July, perfect timing!

But then what if the house doesn't sell for six months? I think what i'm on about is the prospect of a two bed in a nice area with no chain should sell quickly but if we put it on the market now as 'no chain' and then we get an offer but then say "well it's no chain but we can't move out till July" kind of defeats the selling point of 'no chain'! lol

Do I wait till Spring to put it on the market? I've never done this before so be gentle :D

    Put it up now! It's much better to sell when it's still a home and absolutely nothing is guaranteed to sell quickly in this market. As long as you explain that your house will be ready around July time, people will understand even if you do get an offer straight away.

    If you don't get an offer straight away then you've lost nothing at all and a buyer can move in at their own leisure once it genuinely has no strings attached (I say strings as it's still chain free now). Get it up for sale now; it's Spring now!

    People will view houses regardless or not of whether they have a no chain label. Makes no difference. I've never sold a house with a 'no chain' label yet they never have a chain.
