Strange situation prior to exchange.

We have a strange house move question, we and everyone in our chain has signed the contracts and are all ready to exchange but we are told by our buyers they can't exchange until they receive a certain 'document' next week, their solicitor seems to confirm this, our solicitor and EA have enquired what this document is but can't find out or won't tell us !, exchange is pencilled in for next week and completion for the week after, we and everyone in the chain are getting really stressed that this document doesn't show up and it all falls apart, our buyers have no house to sell and have a mortgage offer so does any one know what this 'document' could be to hold everything up or are we just getting messed about ?, our solicitor and EA don't seem overly concerned, maybe we shouldn't either but it just seems strange to us as we are first time sellers.

Could it be their formal mortgage offer? Or perhaps their mortgage is being audited, which can happen after the formal offer anyway. Hopefully, they will get the document they need soon and all will proceed as planned. Wouldn't be getting too worried about it, may be no problem at all.0

HSBC issue offers and then send the valuation later so they might amend the offer when the valuation comes through so formal offer is actually worthless without valuation! Just another possibility.RICHARD WEBSTER

Just spoke to the people with the house we are buying, their solicitor has told them today the people buying our house has a special mortgage and that this document is not available for another week and has to be presented somehow by our buyers solicitor to the mortgage Co, I'm none the wiser, time for a stiff drink !0
