    dmg, looking for a property whilst unemployed is near impossible!! I'm a single female and can't move somewhere that's going to be completely unsafe. I wouldn't be a 'priority' on a housing list as I don't have any kids, I have even been finding properties I know my HB will cover and just trying my luck to see if a Landlord might consider me (as long as they don't specifically say 'no DSS') but they don't respond. Agents barely spare enough energy to shake their heads when I mention those three letters - I'm tarred with the brush of the dishonest, work-shy types just because I'm on benefits! I wouldn't pretend about how bad things are for me, I am very scared!!

    Stop going through agents, find a private landlord. Plenty will take you if you can show that you are reliable.

    I am a Landlord, you are not tarred with any brush as far as I am concerned.

    What you are "tarred" with is that you can't pay the rent yourself and rely on others to pay it for you. (ie the state).

    If you wanted to sell a car, and someone came along and said "I can't afford this, but my friend will pay you" what would you do?

    What if someone else came along next and said "I will pay you now, here is my money".

    Which would you choose?

    Only if you could not sell the car at all would you ring back caller #1.

    Thats the reality.

    I have been trying... but they just don't get back to me. Where would be a good place to look? Been trying Gumtree, do you have any other suggestions? I live in London.

    Move to a nicer area? Seriously, I would take it as an opportunity to move somewhere more affordable and more friendly.

    Don't sugar-coat it or anything will you! It's people that have no sympathy that bother me... it seems like you don't!

    But you need paying every month remember!

    Plus the friend has "conditions" of payment that you have no influence on! If they don't abide by a set of rules (that you can't help with) their "payment stops".

    Plus the "friend" will give the buyer the money before its passed to you.

    I'm on LHA and have never missed as rent payment in 2 years. We're not all bad though it was difficult to find a LL willing to accept me.
