Has anyone any experience good or bad of a management company called Meadfleet Ltd?

    Yes I have, They are unprofessional and charges are not transparent, Complaints are not addressed and they just keep on threatening court action if you dont pay them. I would recommend anyone who has to deal with this shower to read through your deed of Covenant, then list everything they do not carry out to the letter, and deduct it from their invoices.
    Also, if they do not deal with the complaint, you should contact Trading Standards.

    Erm well that's mostly wrong and most likely a significant part of the problem. Most leases and deeds require that contributes pay IN ADVANCE on an estimated program of works, allowing them funds to do the work

    Whether that is right or wrong in your view, is irrelevant as that is often the terms of the deed that you have entered into.

    If payments are not made then works are reduced or omitted.

    Your remedy is to make the comparison you have made, with detailed records over the year and then
    a: at the end of the year when they account for actual expenditure, you take them to court/are prepared to defend any proceedings they may bring.
    b: issue proceedings for specific performance.

    Simply not paying is not the answer.
    Stop! Think. Read the small print. Trust nothing and assume that it is your responsibility. That way it rarely goes wrong.

  • I'm having terrible problems with Meadfleet! They simply don't answer any of my queries and I've been waiting for months on some questions, if not years!

  • I've owned my property for 6 years and should have had replacement trees as a result of some dying at an early stage. Meadfleet manage the green areas where they're planted and are responsible for. The residents have been asking for the replacement trees for 3 years - no over reaction for dramatic effect!

  • Maybe they dont want to go planting trees near to your property. The roots cause more problems than they are worth.

    Surely this isnt your only gripe as an argument .
  • No the trees are not near my property, there's a large open green with trees and shrubs. This isn't my only gripe - we are charged for items they say they have been charged for (maintenance etc) which is then passed onto the residents every 6 months. I have asked Meadfleet to justify these charges by providing proof of work and costs but I've received nothing. They believe we have an open cheque book which isn't the case at all. We've been billed for fence repairs, playground repairs and to empty dog bins but they will not back up their charges when asked.

    Just got my latest bill from them, says there are outstanding sums on account, Sorry but I informed them contract was at an end last year, they never responded. So I guess, we are at stalemate now. Ive offered to pay if they can prove work was carried out, ( they cant because it wasnt) so lets wait and see

    If your lease or Deed of Covenant specifies that you must pay management charges then you must pay them, you cannot unilaterally end the "contract".
