alterations to structural walls and installing RSJ's

hi there first thread, so here goes.
i am currently looking at buying my first house and want to undertake some works but I need some rough figures to figure out whether i can afford undertake the works i would like to do.
basically i want to to know, How much it would be to create 8ft openings in structural walls (so for instance to remove a structural wall between a bedroom and bathroom )
I am looking at doing works to two walls and guess they might have differing cost due to the load they are holding.
the two walls are as follows
1- a load bearing wall with two storeys above
2- a structural wall, which just supports a flat roof
The job would effectively involve knocking down the walls and installing RSJ’s of a suitable strength
if anyone could help with ball park figures that would be great.
i understand that there will be regional pricing variations - the house is in london
many thanks for any advice/ help you can provide

Get structural calculations done to tell you if your plans are feasible first.hi there first thread, so here goes.

Guesstimate £ 500 - £ 1,000 for the fees.if anyone could help with ball park figures that would be great.

We've just had two big steels installed (both about 6m long), for doing the structural work the builder charged about 5k, but we're in London so it'll probably be a bit less if you're not in London.
The SE calculations were about £300 and I did the plans myself.0 -
Don't forget that for this work you will need a structrual engineer to work out the size steel etc. you will then have to apply for building regs.
I paid about £100 for the surveyors report last year, about £150 for building regs and then £800 to knock the wall down, insert steel, support with akro supports etc.
without a building regs certificate, you won't be able to sell your house in the future. Well, not without jumping through hoops anyway.Mortgage free as of 10/02/2015. Every brick and blade of grass belongs to meeeee. :j0 -
I recently removed a load bearing wall but I did do the work myself with the help of a friend who happens to own a building company. Luckily he had all the equipment to do it which saved me a lot, but here is roughly what it cost us:
Structural engineer report for the removal of one load bearing wall between dining and living room: £180.
Building control application fee: £73
Steel beam (200x90x30kg): £195
Skip: ~ £180
It then needed fire proofing and rendering/plastering which I left for my brother to do so I don't know how much that part cost.0 -
how long did the job take, could it be done in a couple of days.0
