How accurate is Zoopla for estimating house valuations?

  • Not very accurate. Estimates are based on the last sale they have on record, so those properties that sold many years ago are way off.

    As accurate as a not accurate person getting all the questions wrong on an accuracy exam.

    Put it this way I wouldn't put any trust in the figures at all. In fact its easy to rig the figures up or down.

    Hard to say really. IMO it would be fairly accurate if the property hasn't been touched, however if it has been improved or damaged, then it would be way off.

    Zoopla it is doing it with houses in my street as well, that is probably because they have been sold years apart. Their estimates are based on what they sold before regardless of when.

    It's not great - I think its value is in giving you an average guide price for a certain sized property in a given area.

    Your best bet is to look at as many other properties in the area and their prices against square footage and go from their factoring in improvements that may or may not exist.

    Not very.

    I checked my own road and the prices houses sold at vary pretty widely and its not possible to see the price my house would be.

    One has just gone in my road for tens of thousands less than I would put mine on the market for - I estimate it must have been a tip and I think it has 2 rooms less than mine (but they look the same size from the front). The overall impression from Zoopla is that my house price would be£15,000-£20,000 less than it actually would be and I have worked out exactly in comparison with similar houses in every type of area (cheaper, similar and dearer areas).
