Buying a house in trust for our children

Hi trying to plan for future university fees. We own a house outright that we rent out and were wondering if we would be able to put it in the names of our three children who would receive the rent. Could we set up a trust so they can't touch it until a certain age and then hopefully use it to pay for university education? We are thinking that this would also help our income tax bill as this rental income would no longer be included in our tax return.
Would appreciate anyones advice or wondering if any else is thinking of doing this.
