Buying a bit of Farmers land

Hi there

I am after a bit of advice.

I live in a house that backs onto a farmers field. Between my fence and the area he uses for vegetation/ploughing is unkept, about 2/3 meters in width. I would like to purchase about 1-2 meters of this to extend my lawn. It works about to about 13 squared meters in total. I have spoken to the farmer today, and he said there is a deal to be had if the price is right.

1/ Extending it as a lawn - is this allowed?
2/ Typically what would be the process, solicitor, planning office etc?
3/ Also, the golden question, what would be a good guide price, for this amount?

    The biggest cost is that you, as the buyer, will need to pay for your and the sellers solicitors' fees. This will dwarf the cost of a few square metres of land. The value of the land will depend, of course, on where it is - an important fact that you don't mention.

    You'll need planning consent for change of use from farming land to domestic garden ground.

    Speak to the planning dept at your local council to see if this is a possibility.

    Not sure you'd need permission if you're only using it as garden.

    That'll make it even more difficult, if you're encroaching onto green belt.

    Speak to planning office. Consult local plan for the area.

    What you want to do is turn green belt agricultural land into land for housing. Please speak to the planning office before you speak to anyone else; I think this is a non-starter.

    If it's agricultural land you will not even be able to lawn it without permission I believe. Adding lawn will constitute a garden which is not agricultural.

    If he's leaving a field margin that wide he might be receiving subsidies for it which will further compilcate the issue!
