Hi Everyone
We are looking at part exchanging our house for either a Bellway house or Bloor (depends who gives us the best deal)
We are having house valued on Friday
I was wondering when I am doing the maths and working out if we can afford to move what should i take into account e.g. stamp duty, solicitors fees etc

I'm in a similar position as yourself and getting our house valued on behalf of Bellway to see if part exchange is viable. Have you paid anything to Bellway up front?
Costs that I can think of just now:
1. Stamp duty probably 1%
2. Legal fees (selling and buying)
3. Not sure if you are getting anything else into the deal (i'm certainly going to give it a go) but if not then things like turf, fencing, flooring, window blinds etc
4. If you are trading up you will need to consider life insurance provisions and also your council tax may go up

Bellway have carpeted the house we are looking at and the garden is turfed, i will be asking bloor to do the same. I have budgeted for the council tax as that will be £30 month more. Will i have alot of selling fees if i part ex house?0
