Switching from single agency agreement to multiple?

Hi,

I have had my house on the market with one EA and am now out of their contracted period. As it hasn't sold, I'm considering using more than one agent...

Has anyone got any experience of this? Just want an idea of whether the existing EA is likely to want more money off me for using more than one EA. Obviously I know I can negotiate this but would like to know what their position is likely to be before I contact them.

Also, will another EA be willing to be the second one (if that makes sense) or would they insist on being a sole agent.

Any advice gratefully received. Thanks everyone

    Highly recommended. My property sold within a week when I went with two EAs. I used a local EA and a national crap EA. The local one sold my property in the end but both were trying hard as it was winner takes all.

    Negotitate the rate for multiple agencies - I got 1.5% with both EAs which was below their regular rate. You could just tell your current EA that you want to stick to the same rate or you'll ditch him.

    One other thing - when one of the EAs sells your property, you will find that the other EA manages to find a buyer immediately. Stick to your guns and go with the original firm offer.

    Great - thanks for your reply Evoke. My EA has had my house for a few months. After initial "we'll definitely be abel to shift it.....the house across from you had 7 viewings in 2 weeks ......" I have had 4 viewings. That's one per month on average. Hmm..... I know I might sound harsh, but their fixed fee of £2000 plus vat is beginning to look like a rip off. (My house is on for £100k)

    Make sure you make it clear to your agents that the agent who finds the buyer is the one that gets paid.

    It wouldn't be the first time I've heard of a vendor getting billed by both agents because they never made clear on what basis payment would be made when they instructed joint agents.
