Legit EPC?

Hi, hope you guys can help me.

I'm on the verge of signing up with a local EA to sell my flat. They've quoted me £119 for an EPC, but also advised that I could do it cheaper myself.


Has anyone had any experience of this company?

Obviously, I'll need to check with the EA about whether they would accept an electronic copy (paper copies cost more).. but it'll still work out cheaper either way!

    I have used "local surveyors direct co uk "and they charged me £44 for three bedroom house . They are nationwide (i think) and I was happy with their service. They emailed me the EPC on the same day. I dont think you need a hard copy, all you need is a reference number and you can downloaded it from goverment EPC website.

    If you're a genuine newbie poster then welcome. Yes you can get EPCs done for as little as forty quid.

    If you are posting merely to plug a site with which you have a personal link, check out the forum rules on advertising.

    The fact that the website in question quotes the wrong date for when EPCs became a requirement suggests that the company is less professional and/or knowledgeable than they think they are.(both month and year are wrong)
  • Yes, the last post is typical - £40-£50 is more the norm for an average house.

    Nobody wants hard copies - it is standard for them to come as PDFs electronically with maybe the graphs as separate WORD.docs or JPGs so the estate agents can easily incorporate them in their particulars.

    My landlord had an EPC done for £40 shortly after I moved in (I know it's meant to be the other way around)

    The surveyor managed to miss the fact that the front room is not double glazed..... :rotfl:. Whether he was ever actually in the building or not I have no idea.

    Thanks for your advice. It's good to know that a hard copy isn't necessary, and I'm glad you agree that £119 is a bit silly for something that nobody's going to look at anyway.

    With regards to the site I linked, what do you think about their lack of affiliations? The front page says they're accredited but it doesn't say who with?

    Lets face it - EPCs are a waste of time and paper (OK - virtual paper). They tell buyers/tenants almost nothing that is not obvious to anyone with half a brain cell, and fail to tell them the stuff they need to know (like does that so-called energy efficient boiler actually work?)

    Get the cheapest EPC you can to meet the legal requirement an ignore quality as they are all pretty meaningless.

    As tbs says: welcome OP if you are genuine and be guided by my comments above. To others reading this, ignore what may be a plug for a particular provider and shop around for the cheapest provider you can find.

    I so do.... I like to frame them and hang them in the downstairs lav as fascinating reading material....I also find them useful for covering up small blemishes on the walls.:D

    It does however appear to be linked to a HIPS firm which is no longer producing EPCs https://www.myhiphome.co.uk/index.asp.

    Indeed, the same "testimonials" appear on both sites :think:
