Multi or sole agency

Hi everyone,

We have been trying to sell our property for last five weeks but so far there was only one unrealistic offer. We had about 20 viewings. Our agent is a small local agent and our contract with them ending next week (I have given them their two week notice) They told us that they would be willing to go multi agency keeping their fee exactly same which is lower than 1%. This agency use only rightmove and no other websites. Another nationwide EA (they use various websites primelocation, rightmove ect) offered their services for 1.2% for sole agency or 2% for multi(six weeks).

We have been told by other agents (not the agents I am dealing with) that if we go multi agency, it may put some buyers off.

Do you think I should go sole agency or multi agency?

    If I was a buyer it wouldn't put me off, just the reverse actually.

    That's what I thought because it would not make any difference to me as long as I like the house
