Housing development - discount or panic selling?

hello
a housing developer called me up today and offered me £13k off a house previously looked at and offered to buy my house off me (subject to valuation).
I am somewhat interested but my in-built cynicism is telling me they are just under-cutting the market to where they think it will be in a few months in order to get rid of stock. They previously told me there would be no more of the house I was interested in being built but now apparently there will be (again my cynical side is thinking do they just hold plots and then decide what to build on it depending on who wants what?). They are also at the end of the development.
Am I right to think this isn't a discount at all?

exactly, what can i lose? not that bothered anyway. would have to be a cracking deal. Sales bod on phone said ' understand your budget is x amount'. Really? funny that because I never told you my budget on purpose!!!

aye, we are aware of that. They must be daft if they think you won't get other valuations. Apparently the valuations are independent. Really? So a business getting regular business from a developer is going to be unbiased. Pull the other one!!0

Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
If you are planning to upsize the new house will cost more.
If you are planning to downsize your new house will cost more than it should
If you are trying to buy your first house its almost impossible.0
