EA playing games

I put an offer in for a property for 130k on a 160k property that has been on for over a yr and over 6months at that price. The EA came back saying its too low (we expected it to be knocked back tbh) and that they wanted full price. I said i was surprised to hear that way market is. He said its only been on market for 6 months and 3 months at that price (lies) which i corrected him. He says they may drop 5k (but we have no interest anywhere near that price) an asked if wanted to improve our offer to which i replied il think bout it an get in contact if i wish to do so.

Yesterday the property dropped another 10k which wod imply he was lying. The house has 2 EAs,would you change to other for any further bids? Ive dealt with this EA whole way and although he seems nice to talk to he nvr returned my call a few times when i was wanting info when he said he would and I had to chase him.

What do you think? Why would vendor reduce price less than week of getting offer, even if it was alot less than asking

    The EA is supposed to get the best deal for the vendor but I think lying about the length of time the house has been on the market is pushing it a bit (can't see why an EA would lie about something like this though, it's really easy to check). When you made your offer did the EA speak to the vendor or did the EA just reject it immediately?

    You could arrange another viewing and see how the vendor feels about the EA? (maybe not such a good idea to mention figures if you're offering way below the asking price though)

    Depends on your circumstances, how much you want the house, etc. but you could offer to meet them half way between your original offer and the new reduced price (£140k?) - if I was making an offer I'd insist that the EA spoke to the vendor about it anyway.

    yeah he said he would take it to the vendor and he came back to me the following day to say it was too low they wanted asking price. My concern about going to other EA would be that i wouldnt want the vendor to think i was new bidder so to speak and end up bidding against myself!!

    Should i let the EA know im not that happy about it an remind him there is another EA or would this make it worse for myself?
  • i think even if you went through the new EA fees would still go to the old one as they introduced you to the property

    As the first EA introduced you to the property, they may be due their cut regardless.

    So you wouldn't be earning the seller's undying gratitude by putting them in a situation where both EAs might ask for a commission.

    Yes, they do play games. As are you by making a low offer on a house that you clearly don't want to walk away from. But the estate agent isn't working for you, and has no obligation to help you buy a house at the lowest possible price. All that matters to you is whether you get a house at a price that you think is fair. If the vendor is being genuinely unrealistic, walk or wait. If you're making a cheeky offer, then good luck, but you can hardly regard it as some estate agent led conspiracy if the vendor doesn't want to play.

    Why not put the original offer in writing to the EA and send a copy to the vendor OR view property again, advise vendor you will be putting in an offer but it may be lower than they hope for, then re-submit offer to EA and copy to vendor in writing

    Im not playing games, I am not willing to go near the price the EA mentioned and i was pursuing other options if we are that far apart. Thanks for responses though, it was relly flick of coin which EA i went to as both advertising beside each other
