My Daughter had a similar problem to this at her old house, it turned out to be a leaking water company valve in the pavement about 6 houses up.

My Bro had a water in cellar problem turned out to be a broken culvert on land several hndred yards up the access road...home insurance fortunately covered the damage and the fix which was probably worth double what his house was worth. Check if you are covered by any insurance it's best to let people who know what they are doing sort these things out especially if it involves other people's property as well as your own.

Thanks for all the advice everyone. I thought I should update this for you all. my next door neighbour pumped the water out from under his house this morning while i was out.
When i got home we turned the water off at the street into the house and tried the glass under the tap test as mentioned in this thread and water did indeed began to siphon off and so confirmed we had a leak somewhere. We had a look under the floor again and realised that the water had begun to drain out and into my neighbours house so we got a pump going under our house too to speed things up a bit.
Once we had got rid of most of the water we opened up 3 holes in the floor one under the stairs, one under the kitchen floor and one just inside our front door. As the pipes were now not submerged in water when we switched the water back on we were able to pinpoint the area we could hear the gushing in and it was somewhere in the middle of the back of the house.
We then pulled up floor boards working from the back door inwards until we found the pipe. Got a plumber out who was very nice, no call out charge and £45 to fix the pipe for us.
Now we have to contact our insurance again to process our claim for the floor damage and see if we are covered for the joist that has been water damaged.
