    I'm guessing the OP actually wants to buy the house. If showing the full survey to vendor enables that to happen, it seems quite a good thing to do.

    Personally, I'd just give them a copy, but if you're not happy with that, then let them view a copy at the EA's office as has been mentioned above.

    From the other point of view - If I was the vendor and the buyer wanted a price reduction based on the findings of a survey, I would want to see the whole survey before entering into negotiations. Being given only parts of report would make me think that the buyer was hiding something.

    And what use it to them once the purchase falls through. None.

    And what use is it to the vendor, well, yes can have a free survey with which to remedy the issues, but it's not like they will want to show any prospective new buyers a list of problems, likewise any new buyers will no doubt have to have a survey anyway.

    Basically the way I see it is, speak to agent see why they want the whole report, if legit make it available to view at the agents office one afternoon. They may simply want to see the detail and go from there.

    Somebody should set up a website where buyers can flog off their unwanted surveys to other potential buyers :)

    Thanks all. I spoke to the EA again yesterday who seems to be being very obstructive. They basically said that the vendor needs the full survey as it was 'normal practice', and that there was no way they'd even think about reducing the price without it - which makes no sense, as my offer has been reduced in line with the surveyor's valuation. I really don't want to spend weeks arguing the toss over every line the surveyor wrote.

    But anyway, I said that the only compromise I could offer is for the vendor to see it at the EA's office but not copy it. The EA said they'd come back to me with a time. But apparently now they can't get hold of the vendor to arrange this, which makes me suspicious that it was the EA and not the vendor that wants the full survey.

    I don't see what advantage the EA or seller gains by knowing the survey results apart from getting them to price realistically. If the OP's sale falls through the EA cannot easily soothe new prospective buyers in response to direct questions about the house's condition. They can't use it for new buyers can they - I would be very suspicious if an EA said you don't need to do a survey we've got one here!

    I would hand over the whole thing personally and hope that they will negotiate. You've paid for the survey so why not use it?

    Because the report does not belong to the buyer, it belongs to the Surveyor who wrote in and is not for a 3rd party to sell on.

    I am meeting with the buyer tomorrow to show him the survey. Fingers crossed that he will negotiate on the price!

    Good luck. I would see it as a positive sign, if they weren't prepared to negotiate on price they would not have asked to see the rest of the report, you would have just got a straight no.

    That's true. I am not the most assertive person so am a little worried about the meeting, but at least it will get things moving again.
