First time Buyer, Help Please

Hi All,
I am considering to buy following property in Woodley, Reading Berkshire. I would be very grateful if you can advise me further: Unable to post link but property postcode is RG5 3PZ Clivedale Road woodley, 3 Bed Semi with a garage, Good condition. No cloak room garage on the side of property with driveway parking for one car only.
  • How much should I offer
  • This property is a corner plot has parking for one car only.
  • Property has been on market since May 2010 with initial asking price of £275 K. Current asking price is £ 252K
Property has a immersion boiler tank for hot water and gas boiler for radiators. Is this something i can use to negotiate price.

I would be very grateful for your reponses.

    Looks like a nice place. In a busier market you would have no chance of haggling. If the boiler and tank are in good working order, that is not a reason to lower the price because you prefer something different. I have those and they work just fine.

    Just offer a little less than you are willing to pay, based on current market conditions, and see if they bite.
    Been away for a while.

    Looks nice, bathroom could do with some modernisation though.

    I'd probably go in at £235,000 then when they reject that £241,000 and final offer of £247,000.

    I think they're expecting to be knocked down under the SD threshold from the current price. Did they seem desperate or in a rush to move?

    I would start off at about £220K, as you can get a 2-3 bed in Caversham for £185K.
