A Reasonable Rent Increase

  • My thanks to all suggestions they all sound like good ideas.

    The original tenancy was set out by landlords solicitor and we requested no special terms within it. The landlord set the rent at £1000 a calender month so presumably he was happy that was a fair rent at the time. I consulted a solicitor about the the agreement and she did not flag up any issues with it. I think in hindsight she should have said that seeing as we were responsible for repairs we should have looked into what repairs might need doing before agreeing but she didn't and we missed that opportunity too late now!

    Obviously my landlord's insurance of the buildings has gone up and I agree that now is the time our rent can increase to cover those costs but I think that asking us for an extra £300 making our rent £1300 per month is unfair. After all an extra £300 is an extra £3600 per year and an extra £18000 over 5 years. I can't think that the insurance would rise that much. I believe it's gone from £600 to £1200 in 5 years, ok a 50% increase but a rise of £600 over 5 years.

    Fully aware that wills can be changed just put that in to show you that my landlord/friend does have good qualities about him in case I portray him as a baddie. Like I said we can all turn into different characters where money's involved.
