I thought if she wasn't working and you didn't pay the mortgage that she would be able to claim mortgage interest payments from the DSS or whatever its called??? You can claim up to £1000 per month i "think".....

I'd stop paying it anyway. The OP has said that they've shelled out £23k already so how bad could a £20k loan for the negative equity be?
Naturally, it goes without saying that the OP's credit-history will be toast for years. Still, it might be worth it to take away the roof from over the head of some jobless, stranger-bloke parasite.0 -
You could offer the agent extra commission for a quick sale (as a sliding scale of fee, rather than extra % of sale price).
If you know some living in the area get them to view the house as a mystery shopper to see how they're treated and what is said.
Then you'd have feedback of whats happening on the ground.If it's not adding up, compound it!0
